How does Brooks Real Estate handle rule enforcement and community violations?
We believe that consistent and fair enforcement is the key to maintaining property values and community harmony. Our managers conduct regular site inspections to ensure compliance with your association’s specific Covenants, Conditions, and Restrictions (CC&Rs). When a violation is identified, we follow a structured, legal process: starting with a friendly courtesy notice, followed by formal written warnings, and, if necessary, coordinating the hearing process as required by Virginia law. We act as a neutral third party, removing the burden from the Board of Directors while ensuring the neighborhood remains well-maintained.
Do you assist with HOA budget planning and Virginia-mandated reserve studies?
Absolutely. Financial transparency and long-term planning are core pillars of our service. We assist the Board in developing comprehensive annual budgets and navigating the Virginia Property Owners’ Association Act requirements for reserve studies.
Per state law, we ensure your association conducts a full reserve study every five years (with annual reviews) to confirm that your “capital components” (roofs, roads, and pools) are adequately funded.
